ADA Requirements for a Renovated Building

(reference: Illinois Accessibility Code, www.cdb.state.il.us)

Reproduction cost definition: the estimated cost of construction a new like-sized building on the existing site, assuming the site is clear.

If your renovation costs are less that 15% of reproduction cost of the building:

  • You are not required to provide ADA accessibility.

 

If your renovation costs are more than 15% and less that 50% of of the reproduction cost of the building, and less than $100,00:

  • You are required to provide an accessible entrance to the building.

 

If your renovation costs are more than 15% and less that 50% of of the reproduction cost of the building, and more than $100,00:

  • You are required to provide an accessible entrance to the building.
  • You are required to provide horizontal and vertical accessible routes between the entrance and the area being renovated/altered.
  • You are not required to provide elevator (vertical) access to the second floor of a two story building if the cost of the vertical access is more than 20% of the reproduction cost of the building.
  • If you have three or more floors, vertical access (elevator) must be provided.
  • You must provide at least one accessible toilet for each sex (or one unisex if permitted), if toilets are provided or required.
  • You must provide accessible parking spaces, if parking is provided.
  • You must provide an accessible route from public sidewalks (and accessible parking spaces, if provided) to the accessible entrance.
