What happens if my rental property is in violation of one or more items on the rental inspection sheet (i.e. problems were found)? |

If a violation is found, the city will mail a written report of the violation via certified mail to the landlord within twenty-one (21) days of the inspection. The landlord will have twenty-one (21) days to correct the violations from when the written letter was received. (The landlord’s failure to receive a copy of the report due to refusal does not limit the city’s right to enforce these requirements). The report will state a re-inspection date.
Please note the goal of these inspections is COMPLIANCE not PUNISHMENT. If a violation is of a large scale (i.e. needing to replace the roof due to it caving in vs. securing a handrail on stairs) and will take longer than 21 days to fix, the city suggests coming up to City Hall to submit a plan for compliance of the violation. On larger scale violations/projects the city will work with you to get the rental property into compliance.
