PERMITTED PRINCIPAL USE

1. Single-family attached dwellings.

2. Two-family detached dwellings.

3. Multiple-family dwellings.

4. Single-family detached dwellings, excluding mobile homes.

5. Single-family detached modular homes.

6. Boarding houses or rooming houses.

 

PERMITTED ACCESSORY USE

1. Accessory structures consistent with the principal use.

2. Private recreational and hobby uses such as swimming pools and tennis courts.

3. Lodging rooms or rooming units.

 

SPECIAL USES

1. Permitted principal uses in a B-2 District.

2. Churches, schools, libraries, parks, playgrounds and community centers.

3. Group care facilities.

4. Signs.

5. Home occupations.

6. Utility substations.

7. Mobile homes.

8. Congregate housing.

SPECIAL REQUIREMENTS

1. No multi-family or single-family attached dwelling units shall be constructed with a total lot area less than 11,000 square feet.

2. Required off-street parking spaces shall not be located in the required front yard unless said parking is on an improved surface and covers only that portion of the yard that leads to parking space in the side or rear yard or private garage.

3. No mechanical device designed for the purpose of controlling the internal environment of the structure shall be permitted in any front yard or within five (5) feet of any lot line.

4. Multi-family dwellings shall be located on lots which provide minimum buildable lot areas per dwelling unit as follows:

Units with two or more bedrooms: 1,500 square feet

Units with one bedroom: 1,200 square feet

Efficiency units: 1,000 square feet

5. Outdoor storage shall be permitted provided said storage does not exceed the use of more than 2% of the available yard of any lot. Outdoor storage which exceeds 2% of the available yard of any lot shall be permitted only upon approval of the Zoning Administrator and, when permitted, shall be no more than eight (8) feet in height and shall be completely screened from public view. For purposes

of this Article only, outdoor storage shall not include the storage of firewood and any motor vehicles that are currently licensed for operation on the public roadways.

6. All mobile homes erected or installed in this district shall be located on a concrete pad with dimensions not less than the dimensions of the mobile home occupying the lot and not less than four (4) inches thick or, in the alternative, on a frost free foundation. All such mobile homes shall be disabled at the time of installation by the removal therefrom of the wheels, tires, and hitch provided for the moving of said mobile home. Additionally, all mobile homes erected or installed on pads shall be anchored to each corner of the pad by tie-downs capable of withstanding vertical tension force of 4,800 pounds and all said mobile homes shall be surrounded by a concrete block foundation.

7. No accessory structure shall be constructed closer than eight (8) feet to any lot line nor in a front yard except a fence along a lot line approved pursuant to Section 6, Article 15, and a driveway not closer than two (2) feet along a lot line.

8. Architectural features of residential buildings such as window sills, cornices, uncovered porches, and roof overhangs, but not including marquees, may project into the required yard provided such projection is not closer than three (3) feet to any lot line.

9. Any residential structure may project into the required front yard if existing neighboring dwellings have less than the required minimum front yard; provided however, that such projection extends no closer to the street than any of the adjacent dwellings.
