PERMITTED ACCESSORY USE
1. Accessory structures consistent with the principal use.
2. Private recreational and hobby uses such as swimming pools and tennis courts.
SPECIAL USES
1. Home occupations
LOT AREA: 3,100 square feet / unit
LOT WIDTH: 32 feet
LOT FRONTAGE: 25 feet
BUILDING HEIGHT: 25 feet
OFF STREET PARKING: 2 spaces per unit plus guest parking as defined in the special requirements.
SETBACK REQUIREMENTS:
- Front: 5 feet
- Rear: 10 feet
- Side: 10 + 10 feet
- Corner: 10 feet, each side
SPECIAL REQUIREMENTS
1. At least one required off-street parking space shall be located on the same lot as the dwelling unit. Guest off-street parking shall be located in a common parking area at a ratio of one (1) space per four (4) dwelling units.
2. Any residential mobile home park development shall have a minimum of two (2) acres.
3. All mobile home parks shall have direct access to an approved and dedicated street.
4. All parking facilities and streets shall be provided by the developer and maintained in a dust-free condition.
5. Each mobile home park shall provide an open space or spaces totaling at least two hundred (200) square feet for each mobile home space.
6. All exterior park lights shall be located and shielded so as to prevent direct illumination outside of the park.
7. The park shall be located on a well drained site, properly graded to ensure rapid drainage and free from stagnant pools of water.
S. Service buildings, if provided, housing sanitation facilities
shall be structures complying with all applicable ordinances and statutes regulating buildings, electrical installations and plumbing and sanitation systems.
9. Only mobile homes and their accessory structures, and structures necessary for the operation and maintenance of the mobile home park, shall be permitted in the park.
10. No mobile home shall be located closer than thirty (30) feet to any public right-of-way.
11. Each mobile home space shall be provided with a concrete pad consisting of minimum dimensions equal to dimensions of the mobile home occupying the lot not less than four (4) inches thick, or in the alternative, a frost free foundation. Anchors or tie-downs must be installed at each corner of each pad capable of withstanding vertical tension force of 4,800 pounds. Every mobile home erected or located on a pad must be surrounded with rodent-free skirting or cement block foundation wall.
12. Outdoor storage shall be permitted provided said storage does not exceed the use of more than 2% of the available yard of any lot. Outdoor storage which exceeds 2% of the available yard of any lot shall be permitted only upon approval of the Zoning Administrator and, when permitted, shall be no more than eight (8) feet in height and shall be completely screened from public view. For purposes of this Article only, outdoor storage shall not include the storage of firewood and any motor vehicles that are currently licensed for operation on the public roadways.
13. All roadways in mobile home parks shall provide convenient vehicular traffic flow in accordance with the following specifications:
Road Width and Parking
24 feet: No parking on roadway
30 feet: Parking one side of roadway
36 feet: Parking both sides of roadway
