PERMITTED PRINCIPAL USE*
1. Sale and service of retail goods to pedestrian oriented/long term shopping client utilizing centralized off-street parking.
2. Business and professional offices, sale of services such as barber shops, beauty parlor, bicycle repair, appliance dealer/repair, photography studios, laundry (pick up only), and dwelling units above the first floor.
3. Clinics.
4. Other uses of similar scale and intensity.

PERMITTED ACCESSORY USE
1. Uses clearly incidental, but necessary to the principal use.
2. Signs, as permitted in Article 15, Section 8, except off-premise signs.
SPECIAL USES
1. Production of goods for sale to consumers on the premises such as a bakery or printing.
2. Public and private parking lots and garages.
3. Hotels.
4. Automobile service stations.
5. Private clubs and lodges.
6. Dwelling units on first floor.
7. Private or commercial indoor recreational facilities.

SETBACK REQUIREMENTS: None, except when abutting an R-district.
SPECIAL REQUIREMENTS
1. All business, service, storage, merchandise display, repair . and processing is to be conducted within a completely en¬closed building. Other uses clearly incidental, but necessary and appropriate to the principal use shall be permitted beyond the limits of an enclosed building. Examples of these uses include sidewalk sales, drive-in banking facilities, gasoline sales and outdoor restaurants.
2. Downtown commercial districts adjacent to a residential district shall provide a dense hedge, tree row or other suitable landscape device on that adjacent lot line to visually screen the commercial area from the residential area and conform to the requirements set forth in Article 15, Section 6. All landscaping must be approved by the Zoning Administrator.
3. Outdoor storage, when permitted, in the downtown commercial district shall be permitted only upon the approval of the Zoning Administrator. All outdoor storage, when permitted, shall be no more than ten (10) feet in height and shall be completely screened from public view.
4. Downtown commercial districts abutting a residential district shall be subject to the yard requirements of the abutting residential district.
