PERMITTED PRINCIPAL USE

1. All uses permitted in the M-1 Limited Manufacturing District.

2. Heavy industrial activities including foundaries and mills.

3. Wrecking yard.

4. Stockyards and slaughterhouses, livestock dealer, rendering operations.

5. Other uses similar in scale and intensity.

6. Warehousing of combustible liquids.

7. Junkyard.

 

PERMITTED ACCESSORY USE

1. Uses clearly incidental, but necessary to the principal use.

2. Signs as permitted in Article 15, Section 8 except off-premise signs.

 

SPECIAL USES

1. Dwelling units for watchmen and their families when located on the premises where they are employed in such capacity.

2. Railroad roundhouses, maintenance buildings and switching yards.

3. Stone and gravel quarries.

4. Warehousing of flammable liquids.

 

LOT AREA:  1/2 acre

LOT WIDTH:  150 feet

LOT FRONTAGE:  100 feet

BUILDING HEIGHT:  60 feet

OFF STREET PARKING:

- One space for each two employees, plus one space for each company vehicle.

- Other determinations as defined in Article 15, Section 1.

SETBACK REQUIREMENTS:

- Front:  40 feet

- Rear:  None

- Side:  15 feet

- Corner:  40 feet

 

SPECIAL REQUIREMENTS

1. General manufacturing districts adjacent to residential or commercial districts shall provide a dense hedge, tree row or other suitable landscape device on that adjacent property line adequate to visually screen the manufacturing zone from residential or commercial areas.

2. Outdoor storage in the general manufacturing district shall be permitted only upon the approval of the Zoning Admistrator. All outdoor storage, when permitted, shall be no more than ten (10) feet In height and shall be completely screened from public view.
