Information needed to obtain a permit

1. Name and address of the owner of the lot so the type of zoning can be obtained.
2. Type of construction to be done.
3. A drawing of the lot showing the location and distance from the lot lines if it is a structure.
4. If plumbing, what type and the plumbers name and license number, also his contractors license number.
5. When a electrical permit is obtained, we will need the size of the service and if it is an overhead or underground service.
6. A permit is required for residential and commercial roofing. Residential roofing can be done by the owner, but if contracted out, the roofer has to have a state roofing license. If the roofing is on a commercial or public service building, a separate unlimited license is required.
7. It is the permit applicant's responsibility to call for inspections on the above when needed. Some may need more than one inspection.


Our Mission

A. Our ultimate goal is to serve the public in a way that we would want to be treated if we were to come in and request a service or ask for information.

B. To be able to assist the public in defining and understanding the different codes in our office.

C. Continue with an effective building permit inspection program and making contact with contractors and the public during the construction phase of the project and answer any questions they might have. At the same time, watch out for any projects that a permit has not been issued for.

D. Respond to the public in a timely manner if they have questions in reference to any part of our office requirements.

E. Keep accurate records of all permits and inspections and be able to supply the City Administration and City Council Members with reports needed.

F. Advise the City Administrator and Mayor of any serious problems that may arise in the operation of the office with the public or contractors.


Plan Commission

If a request is made to change the zoning of a property, to place a structure in a public service zone, or for a plat review, you may request a hearing before the Plan Commission.

In reference to the zoning board of appeals and /or the plan commission, the applications may be obtained at City Hall.

The process for each may take as long as (30) thirty days, since we are obligated to notify all property owners adjacent to the property in question (15) days prior to the meeting dates.

The application fee for either the Zoning Board of appeals or the Plan Commission is $100.00 and is non refundable.

The Zoning Board of Appeals meets the second Wednesday of each month when called. The Plan Commission meets the fourth Monday of each month when called.

The decision of the Zoning Board of Appeals and/or the Plan Commission is only a recommendation to the City Council. The final decision will be determined by the City Council at the next regularly scheduled meeting.


Plan Review

The time frame for plan review depends upon the size of the project proposed. Most of the time, a residential plan review can be done the day that the permit is requested.

Commercial, manufacturing and public service projects could require one to two weeks for review by this office and the fire department.


What do I need a permit for?

Any new construction, residential or commercial

For example:
  • Accessory structures, garages, sheds, fences, decks, swimming pools, roofing
  • Concrete work
  • Electrical (commercial wiring, any new services, new residential construction)
  • New residential and/or commercial plumbing
  • New or replacement water and sewer services
  • Signs (commercial and residential)
  • Residential and commercial fences


Zoning Board of Appeals

The zoning board of appeals deals with variances, use variances and special uses.

Variances:
If you cannot meet the setback requirements from the property line for a structure, you may request a variance.

If you wish to cover more of your property than is allowed, you may request a variance.

If you want to place a structure or business in a zone that it is not zoned for that business, you may request a use variance.

A special use permit is required to place a mobile home on a lot within the city of Monmouth. (exception: licensed trailer parks).
