Porch and Deck Requirements

Permit Procedure

All applicants must submit a completed permit application, estimated cost of construction, and a sketch showing the size and location of all existing structures (house, sheds, pool, fencing etc) and the proposed deck with dimensions from the property lines.  

Additional information required upon application includes:

  • Provide an Illinois roofing license for any contractor hired to do roofing on the project if applicable.
  • Before digging, call J.U.L.I.E. at 1-800-892-0123, or just dial 811.
  • Building permit fee.

Inspection Requirements

  • Pier inspection: After the holes for the piers are dug, there must be an inspection prior to pouring the concrete.
  • Rough inspection: After deck is framed and prior to installing decking, handrail and guardrail.
  • Final inspection: After the deck completion. 

Zoning Requirements

  • Pier minimum depth is 40 inches.
  • Posts should be water resistant or pressure treated lumber.
  • Front of the porch / deck must be 25 feet back from the front property line.
  • Porch or deck must be eight feet from one of the side property lines and 12 feet from the other property line. It doesn’t matter which side of the structure you decide to go 8 feet or 12 feet from.  

If you would like to build a porch / deck that may be closer to the property lines than the required setbacks, the owner must go in front of the Zoning Board of Appeals to request a variance.
